The rental profit tracker that shows what every stay leaves in your pocket
This rental profit tracker turns every Airbnb, Vrbo, Booking.com and direct booking into one monthly number: what you kept after host fees, cleaning and bills. Up to 5 listings, in one Excel or Google Sheets file.

Why payouts lie
Hosts lose money without noticing
Three numbers from my research on the new fee rules. None of them shows up on a payout screen; all of them show up in this tracker.
$84.50
Left from a $100 night
On Airbnb's single 15.5% fee, down from $97 on the old 3% fee. You need to list at about $115 to keep the same payout.
$118
Cleaning fee to cover $100 of cleaning
Airbnb takes its fee from the cleaning fee too, so a fee that only matches your cleaner's pay loses money every stay.
62%
Of guest payments eaten by rent
On a rented city loft at 65% occupancy, leaving $360 a month. Fixed costs decide profit more than nightly rates.
The full math is in how much Airbnb hosts make after fees.
Inside the kit
Four views that answer the only question that matters
Type a stay once. The rental profit tracker files it into the calendar, the P&L and the dashboard, with the fee, payout and net already worked out.

- ✓Revenue vs costs by month, payout split by channel
- ✓Switch between all listings or one with a dropdown
Every night, colored by channel

Eight linked tabs, a sample year with two listings so every tab shows numbers on day one, and plain blue-cell, grey-cell rules.
How it works
Running in ten minutes
Set up once
Your listings, cleaning fee, cleaner pay, supplies, monthly bills and each channel's fee. About ten minutes.
Log each stay
Listing, channel, dates, nightly rate. Fee, payout and net fill in by themselves, about a minute a booking.

Is this rental profit tracker for you?
Great fit if you
- ✓Host 1 to 5 short-term rentals on any platform
- ✓Self-manage, or work with a cleaner or co-host
- ✓Want profit per listing, not just payouts
- ✓Prefer a file you own to another subscription
Not for you if you need
- ✕Automatic sync with Airbnb, Vrbo or a channel manager
- ✕Dynamic pricing or guest messaging
- ✕More than 5 listings in one file
- ✕A tax return or tax advice
Rental profit tracker limits, upfront
It doesn't connect to Airbnb, Vrbo or your bank: you type each stay. Host fees are editable defaults, so check one payout and adjust them. Platform-collected lodging taxes aren't counted as income. Works in Excel and Google Sheets, not Apple Numbers. A tracker, not tax advice.
FAQ
Frequently asked questions about the rental profit tracker
Does it work in Google Sheets and Excel?
+
Yes. It's an .xlsx file for Excel on Windows, Mac or the web. For Google Sheets, upload it to Drive and open it with Sheets, or use File → Import. Formulas, dropdowns and colors carry over. Apple Numbers isn't supported.
Does it connect to my Airbnb or Vrbo account?
+
No. You type each stay: listing, channel, dates and nightly rate. That's about a minute per booking, and it means no account access and no subscription. The fee, payout and net calculate on their own.
Which host fees does it use?
+
Defaults checked on October 26: Airbnb 15.5% host-only fee, Vrbo 12% for bookings after its October 29 switch, Booking.com about 15% and direct about 3% card processing. Each one is editable, and you can type over the fee on any single booking.
Can I use it outside the US?
+
Yes. Pick your currency symbol in Setup and the math works the same in any currency. The only US-specific part is a short note about IRS rules on the dashboard.
What's the difference between Lite and the full kit?
+
Lite tracks one listing and up to 120 stays with a monthly summary. The full kit adds up to 5 listings and 500 stays, the color-coded calendar, an expense log, a full P&L, the dashboard with charts and the price calculator.
Can I get a refund?
+
If the file doesn't open or something is missing, email me within 14 days and I'll fix it or refund you. The full terms are on the refund policy page.
